Every builder and developer we talk to says the same thing: buildable land is getting harder to find. The parcels with clean soil reports got snapped up years ago. What’s left — fill sites, former farmland, sloped ground, high water tables — comes with a soil report that makes your engineer wince.

Here’s what more builders are figuring out: compromised soil doesn’t mean a dead deal anymore.

Foundation problems don't announce themselves. They creep in quietly — a hairline crack, a door that suddenly sticks, a musty smell that wasn't there last summer.

By the time the signs are obvious, the repair bill has usually grown with them.

Here are 7 warning signs every Ohio homeowner should know:

Cracks in basement walls or floors (horizontal and stair-step cracks are the serious ones)
