Ashby Dental Practice Plans Modern Extension to Improve Accessibility and Patient Care
A long-established dental practice in Ashby is seeking planning permission to extend its premises with a modern new addition that would improve accessibility and create a dedicated X-ray facility.
Plans have been submitted to North Lincolnshire Council by Dr David Ceselsky, Dental Surgeon and Director of Ashby Dental Practice, for a single-storey extension at 25-27 Victoria Road, Ashby.
The proposed development would create a new X-ray room alongside significantly improved access for patients, including a new disabled access ramp and a covered entrance canopy.
According to the planning application, the practice currently lacks covered level access, and the extension has been carefully designed so that both the X-ray room and accessibility improvements form one integrated project rather than two separate additions.
Planning documents state that the new entrance will make it easier for all patients to access the building, particularly those with mobility difficulties, while also enhancing the overall appearance of the practice.
Rather than attempting to replicate the architecture of the existing building, the extension has been designed as a contemporary addition that complements, rather than competes with, the original structure.
Ashby Dental Practice occupies two former early 20th-century properties which have been combined into one building. The application explains that copying the existing buff brick and red brick detailing could appear at odds with the original façade.
Instead, the extension will feature timber cladding, providing a natural yet modern finish that contrasts with the traditional brickwork while remaining sympathetic to its surroundings.
The roof edge, building corner and projecting canopy will incorporate steelwork, described in the application as a design feature that reflects Scunthorpe's steelmaking heritage while creating a distinctive frame for the new entrance.
The contemporary frontage has also been designed to create a clearly identifiable entrance, making it easier for patients to locate and access the practice.
As part of the proposals, a section of the existing boundary wall would be removed to open up the frontage of the building to Victoria Road.
The application states this will not only improve pedestrian access but also enhance visibility for vehicles leaving the existing driveway to the north of the property, making entry and exit safer and more convenient.
If approved, the extension would provide modern diagnostic facilities while making the practice more accessible for patients, helping to meet current healthcare standards without altering the character of the original building.
The planning application is now awaiting consideration by North Lincolnshire Council.
