Today I walked the nearly completed re-construction of my client’s historic home in Jacksonville’s Riverside-Avondale Historic District. This project started in August 2022 with a lot of questions about what the city’s Historic Planning Commission would permit us to do. The house was built in 1940 but it had been altered several times over the years. The floor plan was nothing like our client wanted so the interior was subject to significant change. We tried to make a case to tear the house down but it was deemed to be a contributing structure in the historic district and our request was denied. The house was in bad condition and the crawlspace had flooded in the past. The cost to salvage the structure, renovate it for the way our client lives, and correct the water intrusion problems was significant.
It took years of planning and approvals from the city, preparation of construction documents, engineering and construction to complete the project. The result is a new 1940 house with very little of the original structure in place. The completed house is a remarkable improvement over what was there and our client couldn’t be happier with it knowing full-well what we went through to obtain approvals

We are honored to have been selected to design additions and a comprehensive hardscape renovation for this stunning estate, originally designed by the renowned Barry Fox. The 30-year-old house features several amenities conceived by Mr. Fox that were never realized. We have collaborated with our client to explore various options for creating outdoor amenities that align with the beautiful classical Georgian architecture that Mr. Fox's work embodies. These enhancements will optimize the use of outdoor spaces and modernize the property to suit contemporary living standards.

I wanted to take a moment to memorialize my friend Brian Keech who was a very talented architect. We worked together at Gresham, Smith and Partners in the late 90's on this new hospital that was finished in 2002 in Palm Coast, FL. Brian prepared these hand sketches for marketing brochures at the request of the hospital's administrator. I've also included an aerial photo of the project as it was wrapping up in construction. We maintained our friendship for the last 28 years and we worked on several projects together at RAD.
Brian passed away in March this year. RIP my friend.
